Last night the government announced that from today (13th May), conveyancing transactions can proceed in England.
What does this mean?
Whilst it isn’t a case of carry on as normal, the announcement confirms that you can now leave home to:
(i) visit estate agents, developer sales offices, or show homes;
(ii) carry out viewings of residential properties to look for a property to buy;
(iii) prepare a residential property to move in;
(iv) move home;
(v) visit a residential property to undertake any activities required for the sale of that property.
In short, estate agents will start to reopen, removal companies will go back to work, surveyors and valuers can now visit properties, and banks are reintroducing pre lockdown mortgage products. Most important of all, we are here to help you through the legal process of buying or selling your house.
How do I view a property?
Each estate agent will have their own guidelines which you will need to follow, therefore you should liaise with them thoroughly before attending a property viewing or carrying out a viewing at your own home.
Can I come into your office?
At present our office is closed. We continue to work remotely from our homes and can easily be contacted by phone and email. The main switchboard is open during normal office hours (Monday to Friday 9am to 5pm), and your call will be passed to the relevant member of staff.
Does this mean I can now move house?
As long as all parties are able and agreeable to exchanging contracts and completing, then there is no reason why you cannot complete your sale or purchase whilst adhering to social distancing rules as much as possible
What should I do now?
If you have made or accepted an offer on a property then now is the time to get in touch to instruct us to act for you. Instructions can be taken over the phone and paperwork can either be emailed to you or posted from our office. If you have already instructed us, we will continue to progress your transaction as we have been during lockdown.
