You’ve had the thrill of your bid being accepted and now things are getting serious!  For most people, buying a new house is the most important and biggest purchase of their lives. There are many other professionals involved in the process, such as estate agents and mortgage brokers, but it is the work done by your solicitor that is pivotal to the entire process and a role that is often misunderstood.

The legal process of buying a property involves:

  • Speaking with you to understand your timescales or specific points you would like us to investigate.
  • Undertake legal searches of the property which could identify other parties with an interest in the property.
  • Check that any work done to the property has the correct planning consent and complies with building regulations.
  • Check that you have the correct right of access to the property, and legal right to all the utilities.
  • Assess your mortgage offer and handle the regulatory and legal requirements of your mortgage lender.
  • Investigate the legal title to ensure that the person selling you the property is legally entitled to sell it. This isn’t a simple paper exercise, it requires training and experience to ensure it’s done properly. We will identify gaps in the legal title, or differences between the legal and physical boundaries of the property. Our specialist knowledge enables us to make enquiries to resolve problems and to fully advise you so that you can make informed choices to proceed.
  • Arrange exchange of contracts and completion so that you can get your keys and move in!
  • The legal formalities don’t end with completion! We will deal with things like you stamp duty land tax and apply to the Land Registry to that your ownership of the property is correctly registered.

 We are highly trained in fraud prevention and have excellent systems in place to ensure that your money is kept safe and secure.

It’s our aim to ensure that your purchase progresses as smoothly as possible. Experience has shown us that when there are lots of parties involved this can be tricky, however our outstanding client communication and teamwork, means that you will always have someone to speak to.

We will be realistic about the timescales, but we will endeavour to work to the dates you require and keep you updated as much as possible.  We pride ourselves on a personal service and appreciate that buying a home can be a stressful time.
